Can foreigners get a mortgage in Colombia? What banks actually ask for
6 min read

Yes, a foreigner can get a mortgage (crédito hipotecario) in Colombia, but it is slower and stricter than for residents. Most foreign buyers we work with pay in cash or through the developer's instalment plan. Knowing the bank route still helps, because it shapes how much cash you must bring.
What Colombian banks usually require
- A valid passport and, in many banks, a Colombian visa or a cédula de extranjería.
- Proof of income for the last two or three years, with tax returns, translated and apostilled if issued abroad.
- A Colombian bank account and, often, a local credit history.
- A larger down payment than residents: commonly 30% to 50% of the price.
Terms vary by bank and change with interest-rate cycles, so treat any figure as a starting point and request a written pre-approval before you commit to a purchase.
The cheapest financing for many foreign buyers is the developer's instalment plan on an off-plan project: payments spread over construction, held in fiducia, without a bank.
The alternatives
- Developer instalment plans during construction, with the balance at handover.
- Financing in your home country against assets you already own.
- Leasing habitacional through Colombian banks, a rent-to-own structure that some lenders offer to foreigners.
Before you apply
Open a Colombian bank account early, keep every transfer through a registered channel, and gather your income documents apostilled in advance. Those three steps decide whether a bank reviews your file in weeks or in months.
